Buffalo Springs in brief
Buffalo Springs is the only incorporated village in Lubbock County. It surrounds Buffalo Springs Lake, a reservoir on the North Fork Double Mountain Fork Brazos River, downstream of Lake Ransom Canyon. The village covers about 1.91 square miles, 0.40 of them water, at roughly 3,022 feet, a couple hundred feet below the plains around Lubbock. It had 468 residents in 2020 and is served by Roosevelt ISD.
Lake lots and concrete

Flood zones and runoff
In the Lubbock area, mapped flood zones generally follow the playas and the canyon, and Buffalo Springs sits in the canyon. Before pouring near the water, ask the village whether the lot is in a mapped floodplain and whether that limits what you can build. Every new slab sends more runoff downhill, so plan where it goes before the forms are set.
Permits
We did not confirm Buffalo Springs' building or flatwork rules. Contact the village office before starting work, especially near the lake or in an easement. Neighboring Ransom Canyon requires a permit for concrete work involving cut and fill and reviews plans against deed restrictions, so expect similar questions here. Ask the contractor to include any permit in the written scope.
