When an overlay makes sense
- The surface is scaled, pitted, stained or ugly, but the slab is not moving.
- Cracks are fine and stable.
- You want a new look (color, texture, stamped overlay) without tear-out.
- A garage floor or pool deck needs a fresh surface.
If panels have sunk, heaved or broken apart, an overlay will crack right along with them. Fix the base first with leveling or replacement.
Types of overlay
| Overlay | Thickness | Use |
|---|---|---|
| Skim coat / resurfacer | Very thin | Even out a worn, discolored surface |
| Spray-down or knockdown texture | Thin | Patios and pool decks; adds grip, stays cooler |
| Stampable overlay | Thicker | Pattern on top of an old slab |
| Self-leveling | Varies | Interior and garage floors |
Prep decides the result
Overlays bond to clean, open concrete. Contractors pressure-wash, grind or shot-blast the old surface, repair cracks and keep existing joints open through the overlay. Lubbock's wind and heat dry thin overlays quickly, so timing matters on summer jobs, and January lows near 27°F slow curing in winter. Ask how they prep and when they schedule.
Cost
National guides put concrete resurfacing at about $3 to $9 per square foot, averaging around $6, and decorative or stamped overlays at about $6 to $20. Compare that with removal (about $2 to $6) plus a new plain slab (about $4 to $12) to see which way your job leans. Local quotes decide it.
